Terms and Conditions
1. Conclusion of Contract
The provisions of the Swiss Code of Obligations apply to the conclusion of the contract. A booking is deemed to have been confirmed once a deposit or a guarantee via credit card has been received. We reserve the right to charge cancellation fees directly to the credit card provided as a guarantee.
2. Prices / Payment Methods
Prices are as set out in the contract. Our prices are quoted in CHF and include service and VAT. Tourist taxes are not included. Breakfast is already included in the room rate. We accept the following payment methods: American Express, Mastercard, Visa, Maestro, Postcard, and cash. Please note that we are unable to accept personal cheques. 3. Guest Rooms / Cancellation Policy
3.1 Check-in/Check-out
Your room will be available from 3 pm on the day of arrival. Please let us know if you expect to arrive after 6 pm. The room must be vacated by 11 am on the day of departure. Late check-out is available on request.
3.2 Cancellation Policy
Free rebooking or cancellation is possible until 3 pm three days prior to arrival. This allows us to re-let the room and avoid costs for you. In the event of rebooking, no-show, cancellation after this deadline or early departure, we reserve the right to charge for the full duration of the stay. Should the hotelier incur a loss because the guest fails to fulfil their obligations (late cancellation, no-show, late arrival, early departure), the guest shall be liable for this in accordance with general contractual rules (OR 97ff) and the rules of tenancy law regarding early return of the property (OR 264).
3.3 Room Facilities
Our rooms feature: a bed, en-suite bathroom with shower/WC, hairdryer, desk, free Wi-Fi, cable TV and radio. In the Medium and Superior rooms, as well as in the Lake View Mini Suite, you will also find a bath, minibar, fan, safe, seating area and, in some cases, a balcony. The rooms are non-smoking. Air conditioning is not available.
4. Parking
Parking spaces are available for our guests. Parking costs CHF 8 per night. Please note that the hotel cannot be held liable for any damage to vehicles whilst parked. Due to our central location in the village, we are unfortunately unable to offer a parking space to every guest. Please speak to reception at check-in and we will be happy to advise you on parking options.
5. Pets
Pets are welcome in the Superior rooms, in the restaurant, in the church garden and on the terrace. Please note, however, that pets must be kept under the table in the restaurant. Pets are not permitted in the breakfast room due to the buffet. We ask for your understanding. We charge 20 Swiss francs per pet per night, excluding food, for one or two pets. We reserve the right to charge you for any damage caused by pets.
6. Liability of the Hotel
The hotel is liable for guests’ personal belongings in accordance with the statutory provisions. Liability for slight negligence is expressly excluded. Should the guest suffer any loss or be dissatisfied with the hotel’s services, they must report this to the hotel immediately; otherwise, they may no longer assert any claims. If the hotel fails to provide the agreed hotel room(s), it shall be liable to the guest for the resulting loss, provided this can be proven. Should the hotel be unable to provide the reserved room(s) upon arrival (at the guaranteed check-in time), equivalent alternative accommodation will be arranged in another hotel and the hotel will cover all additional costs, such as transport, accommodation, etc., which exceed the original contract prices. All claims against the hotel generally become time-barred 6 months after departure, unless mandatory statutory provisions provide for longer periods. Amendments or additions to the contract or the booking confirmation shall, where possible, always be made in writing. Unilateral amendments or additions are invalid. By signing the contract/reservation confirmation or unilaterally confirming a booking, you accept the General Terms and Conditions.
7. Final Provisions
We reserve the right to change prices at any time. All prices quoted are in Swiss francs and include statutory VAT. Any increase in VAT or visitor’s tax following the conclusion of the contract shall be borne by the guest. Any amendments to these General Terms and Conditions must be made in writing. Unilateral amendments or additions are invalid. By signing the contract/booking confirmation or unilaterally confirming a booking, you accept these General Terms and Conditions.
8. Place of Jurisdiction
The place of jurisdiction is Vitznau. Swiss law applies exclusively. These terms and conditions replace all previous terms and conditions and apply from 1 April 2026.
